Ok, maybe I am as dumb as they say.
Where do I find space like CFHQ? Or any of the other CF's? All I've found so far are either single floor storage units or gazillion sq ft commercial warehouses. What do you call the space I'm looking for? Retail space is MUCH too expensive and I'm trying to skip over the temporary/space-sharing arrangements. I must just not be looking in the right places. help. |

Tony, I've noticed spaces similar to CF in the industrialized areas where small auto repair businesses and welding shops tend to congregate. Sort of like industrialized strip malls, as opposed to retail strip malls.

How do you balance location, which can be in out of the way neighborhoods, with being near the higher-priced neighborhoods where alot of clients live and or work? How far will people come, especially at 6AM, to have the crap beaten out of them? And how often?

This a key aspect of market analysis. Sit down and wright out these options and ask as many fitness minded people as you can (dont bother with laZy people...theyre lazy!) and see what they say. We moved to the center of town ( it happend to be cheaper BTW) and we are getting much better response from people. We may even get our first sign up from a walk by. Went to Sedona, AZ this past weekend to look for a location for a Crossfit. May have found it, assuming the current tenant does not renew. Only one block off the main drag, $1/sq. foot rent, nice store-style front door but a roll-up door out back, other businesses doing their thing out in the back alley too, high ceilings, no frills. Will be lucky if I get that space, as what I'm looking for is not common in that area. Too many retail shops in strip malls, not a lot of 'light industrial'. Some of the retail shops go for +$5/sq. foot!

I trained with some guys in Thailand that work out of an old brewery. Lots of the stuff is still in there.
Tony Cechinne used to run his Catch classes out of his machine shop. I have my eye on a big old cotton warehouse in my home town. For sale, cheap. |
