Zoning issues????

Has anyone else had trouble finding a location wit the correct zoning for ur box? Thoughts are appreciated

Hey John,
Contact Chris over at Crossfit Southie.
He and Amy recently went through a bunch of Zoning hassle.
I also ran across some zoning issues looking for a a place. Luckily the city (Somerville, Ma) had set up a department to handle these things and walk people through the correct process.

Save yourself a load of time, and possibly money....Hire a commercial real estate realtor.

Zoning is locale based. Each community has different standards. If you want to do the research, talk to your local zoning officials or planning agency. They are there to assist the public. Most municipalities have the city and county zoning ordinances posted online. You might want to read it and look at the zoning maps. These days many places have an online GIS with a zoning theme so you can easily see the different zones. Some planning agencies are a lot harder to get along with than others. As a general rule, zoning is quickly becoming more and more restrictive. Welcome to the new America (or New Zealand, as the case may be.)

Hey John,
We are in the process of opening a box and we are in a "light industrial" zone. Which is very inexpensive compared to retail.... We were so green that we signed our lease prior to checking with the zoning officials. We were surprised when we went into the city to file for our biz license when they told us that we would have to pay $360 for a level 2 review in order for our biz to run in that zone. The permit dept was easy to work with and we have now been approved and everything worked out fine. Basically, I think it is another way for the city to collect a business tax without calling it a tax, but as long as you jump through the hoops and are up front and honest with them, you are good to go for long term operation!! I only wish we would have known these costs were coming so we could have negotiated with our landlord to cover those costs in our lease. Hope that helps!!

thanks for all the replies guys.
I ended up just finding a different location that the zoning was not an issue in.
it was a big head ache but my own fault really for not checking in the beginning.
