Please help pick location

I started as an in-home trainer & I've been training out of a 1 stall garage for the past year. The only way to expand my business is to rent/lease a bigger space & do group classes. I have a very small start-up budget.

Please help me decide which location to choose. My current options are:

Option 1 - 500 Sq. Ft Storefront
Pros: Great visibility on main street, cheapest rent in town.
Cons: Month-to-month (no lease), low ceilings (8'10"), have to go outside to use the bathrooms, no outdoor space for WODs in nice weather.

Option 2 - 700 Sq. Ft in back of Retail strip mall
Pros: 1 year lease, decent outdoor space to use, 5 minutes closer to highway.
Cons: Visibility not as good, no storefront window, $150 more a month than option 1.
Cement floor, but with basement underneath. The landlord says its ok for dropping weight, but I still feel uneasy about it.


Please offer your thoughts on which option is better and why!

i would say they both are bad but option 1 seems to be better since you can stop at any time. don't get into a commitment with a place that you are not 100% on.

I would choose option 1. If Kelly Starrett of Crossfit San Fran (link safe) can have an all outdoor affiliate I'm sure you could make it work.

Thanks guys. I'm going to call #1 today and tell him I want it. Everyone I've talked to basically says that if neither is perfect then take the cheaper option. I'll find a way to make it work!
