Some ides/suggestions on opening up a facility

Hey guys its been a while since I posted here... been quite busy so I wanted to get some suggestions and ideas about opening a facility...

here's my equipment inventory (currently at the gym I work at)

3 large tires
sledgehammer
3 foot punching bag
6 foot punching bag
3 pcs jump rope
1 16 kg classic kettlebell
1 trx
puzzle mats (covers about 60-70 sqm)

what I plan to add initially: 2-3 power cages
3-4 olympic barbell
weight plates, bumper plates, squat stand, dipping station, glute-ham bench

now a few questions:

the ideal area I want would be around 300-400 sqm( about 100 sqm for the mma area) hopefully throw in a boxing ring and then use the rest of the area for the training facility and about 80 sqm (40 each) for the locker/shower rooms... is this sufficient??

for those who use warehouses... how do you fix the ventilation??

on average... how many clients do you need to cover the rent and other expenses??

how do you manage operating hours??

if you have staff... how do you pay them? per hour or per day??
