out clause in your lease?

Just curious how many affiliate owners have an out clause included in their lease; meaning, as the tenant you can terminate your lease without penalty if your company isnt making money.

If you do, how long is it for?

Good luck with that. The only reason that I could see that working is with the current economy, most landlords are eager to keep their spaces full. If you are a good negotiator, you may be able to work something out.
